A thoughtful advantage. Begin Your Journey Home. The Shellbrook Buyer Advantage combines attentive service with a financial benefit after closing. On an eligible resale purchase, your benefit equals 20% of the cooperating commission received and is not capped at $5,000. Put it toward moving expenses, furnishings, renovations or making your new home your own. Example: a $1,000,000 purchase with a 2.5% cooperating commission produces a $5,000 closing benefit, subject to program terms.

What does 20% mean in real dollars? Examples assume a 2.5% cooperating commission, excluding HST. A $700,000 purchase produces $17,500 in brokerage commission and a $3,500 buyer benefit. A $1,000,000 purchase produces $25,000 in commission and a $5,000 benefit. A $1,500,000 purchase produces $37,500 in commission and a $7,500 benefit. Cooperating commission varies by property; your benefit is based on the commission actually received. Commission figures are gross amounts before brokerage or team deductions, business expenses and taxes, not the individual REALTOR’s net income.

Frequently asked questions. Is this a discount on the purchase price? No. The benefit is provided after a successful closing and calculated using the cooperating commission actually received by the brokerage, excluding HST. What if the seller offers a different commission? Commission varies by property, so your final benefit may vary. Will you only show properties offering a certain commission? No. Recommendations and the property search are based on your needs and objectives, not the commission offered. Any remuneration implications will be discussed clearly.

When will I receive the benefit? After your purchase closes, we will deliver your agreed-upon benefit directly to you by bank draft within five business days of receiving our commission payment from iCloud Realty Ltd., Brokerage. Do I have to sign a buyer representation agreement? Yes. Participation requires a signed buyer representation agreement and acceptance of the written program terms before your personalized home search begins. We’ll explain both and answer your questions before you decide. What if I’m already working with another REALTOR? The program is available only to buyers who are not currently represented by another REALTOR.

Does contacting you obligate me to work with you? No. The initial conversation is relaxed and without pressure. Representation begins only after the required agreements have been reviewed, explained and signed. Can the benefit fund my down payment or closing costs? No. It is paid after closing and commission payment, so your deposit, down payment and closing costs must be funded separately. Which properties qualify? Eligible resale freehold residential homes and condominiums in the areas we serve. Commercial, new-construction and pre-construction purchases are excluded. We’ll confirm eligibility and explain the terms before you commit.
